3 Tips to Selling a Vacant Home

Vacant homes can be difficult to sell. One problem buyers have with vacant homes is an inability to discern the purpose of rooms because of the homes being empty. The buyers also question why homes are vacant, wondering what is wrong with the home that it does not have any people or furnishings in it. What can a seller do to help overcome these difficulties? Here are 3 methods to make the process of selling a vacant home more successful.

  1. Staging the home virtually. There are companies available in this modern era that will stage the home through computer-based programs. Pictures of the different rooms have to be sent in. Then the company will help design the rooms based off of your preferences and their expertise. The newly designed rooms have to be marked as virtually staged rooms for all advertisements. But these rooms will provide buyers with an ability to picture what the home will look like with all of it furnished and decorated.
  2. Renting furniture to stage the home. There are companies that allow you to rent furniture and decorations. Most only allow the rental of furnishings for the living room, dining room, and one bedroom. The downside of this option is that you have to sign a contract to rent the furniture for a certain amount of time, which may be longer than what it takes for you to sell the home.
  3. Buying furniture to stage the home. You can buy used or new furniture. Used furniture will allow you to save on the expenses. It can give the home a lived-in look. New furniture will cost more but is a better option than having to give your home a price reduction because of it not selling. This method is helpful for people who may not have their own furniture to begin with, offering an extra incentive for them to buy the home.

In selling a vacant home, you need to act quickly. This will keep you from having to reduce the cost of the home. Have you had any success in using one of these three methods? Tell us about it in the comments below!
