Most people expect couples or families to be the ones looking to buy the home they are selling. However, investors are also on the search for new properties. Whether the investors are individuals or companies, they are both looking to use the home to make a profit. Some do this by using the house as a rental or reselling it at a higher price. They may also use the home as part of a portfolio. No matter the purpose, there are advantages and disadvantages to selling to an investor.


  1. Regular homebuyers typically need to be financed before they can buy the home. This delays the process. Most investors pay in cash and are prepared to close the deal right away.
  2. Investors are more flexible in the deals that they make. For example, if they really love your home, they may be willing to finish paying off your mortgage in order to secure the home.
  3. Investors generally buy the home as it is. This means that you will not have to spend any additional money or time to fix it up.

  2. The investor may receive the better end of the deal. Some investors are looking for homes that they can resell for more money, meaning you did not sell it for a high enough price.
