Is a Condo the Right Choice for You?

When looking to purchase a new home, a condominium may be the right choice for you. For a first time homeowner, there are many advantages to purchasing a condo over buying a house or a townhouse. There are also a number of areas that should be calculated before making the decision to buy a condo. The following points should be considered before purchasing a condo:

  1. You are not purchasing land. A condo consists of one building with many apartments that are each owned individually. Together, the owners take care of the building and the common areas. Individually, nobody holds the title of the property.
  2. There are special conveniences. Purchasing a condo may come with great advantages that would have been too costly to have if purchasing one individual home. Condos tend to be close to shopping center and include outdoor activities for children and adults, including a pool, a play ground, or tennis courts.
  3. The community. Living in a condo means you are in close proximity with other condo owners, whether that is a combination of families, couples, or singles. You are more likely to become acquainted with your neighbors. The advantage is that it increases your chances of developing new friendships. The disadvantage is that it tends to mean less privacy. Walls are shared; your neighbors may be able to hear what is happening in your condo. And the building is shared; any activity you have going on may be witnessed.
  4. Costs. One of the greatest benefits of a condo is that they are less expensive than purchasing an individual home. The turn around is that they can be harder to sell if the market is falling or the community is difficult and their fees are high-priced. There are generally fees for maintenance and upkeep of the building. In an individual home, you have the choice to determine when you would like to fix or remodel the home. In an association, you may not have much choice. It is important to research the minutes of the past association meetings and the insurance of the building. These will enable you to see if there are any maintenance problems that have not been fixed and determine if the expenses in developing the building are covered.
  5. Be patient. Make sure to take the time to find the right condo for you. You want to like its size, the area, the conveniences, and your neighbors.
