Want To Sell Your Home Fast? Complete These Five Steps

Selling a home fast is not an easy task. This is especially true if you are trying to sell in a buyer’s market rather than a seller’s market. A buyer’s market occurs when there are more homes available to purchase than there are buyers wanting to purchase. This results in the seller having to reduce their prices in order to make the best deal for the few buyers available. A seller’s market occurs when there are less homes on the market than there are people looking to buy a home. This results in the seller being able to increase the price of their home since the demand for buying is high. If you are looking to sell a home, then a seller’s market is going to be ideal for you. However, there are situations when you are going to need to sell your home right away, no matter what type of market is available. If you want to sell your home fast, complete these five steps. They are going to help you sell fast no matter the season.

  1. Make your home stand out. Prospective homebuyers are going to be looking at a variety of homes. Your job is going to make your home stand out among the dozen of homes they look at. There are multiple methods to do that:
    • First, you can make sure you have the best curb appeal. The curb appeal is going to make the first impression on the prospective homebuyer. First impressions stick with people for a long time. Take a good look at the exterior appearance of your home. If it was your first time ever seeing your home, what aspects of it would turn you off from being interested in the home? Ask a couple of your friends and family to give you their opinion. Common changes that help the curb appeal include: painting the house, trimming the bushes, mowing the grass, and picking the weeds. If your home looks great from the outside, people are going to want to go check out the inside.
    • Second, you can make improvements to the home. If your home has special features or specific upgrades, you will be on your way from separating your home from other homes on the market. The advantage of making improvements on a home is that it typically helps a home sell faster and also increases the value of the home. You do have to be careful in the improvements that you choose to make. They will need to be changes that are going to: attract a wide variety of people, fit the style of the home, and create a profitable improvement. In order to attract the most people possible, do not make an elaborate modification. Keep the changes simple, practical, and in neutral colors. For adding features that fit the style of the home, look at what amenities your home currently has, then add something to highlight those features. For example, if you already have a swimming pool, then think about adding a deck that looks down on the pool. Lastly, for a profitable improvement, you will need to do some research on what types of improvements are the best for homeowners to recoup the cost of those improvements. An example of one of the best improvements to add value to a home is a remodeled kitchen. But, even in a kitchen remodel, the homeowner is going to have to be careful to not make the changes in the kitchen too dramatic where the kitchen then does not look like it belongs in that house.
  2. Have your home move-in ready. The longer a person has to wait from the time they decide they want to buy the house to the time when they can actually move in, the harder it is going to be for that person to actually want to buy that home. If a prospective homebuyer comes to the house and finds out that they are going to have to wait until the sink in the kitchen or the leak in the roof is fixed, then the prospect of them actually buying your home is going to decrease. Have the home ready for people to move in. Spend the necessary time needed to fix the electrical system, plumbing features, roofing, and small appliances to make sure they are all functioning properly.
  3. Create a special deal. Whether people are shopping for groceries, buying gas, or searching for plane tickets, many are trying to find the best deal that they can. This is also true in the housing market. As the seller of the home, you have the power to provide a deal that will really set your home apart from other homes. There are a variety of deals that could be offered to entice prospective buyers, yet not cost the seller too much money. One example is offering to pay some or all of the closing costs. Closing costs are typically going to cost a couple thousand dollars, but that money could bring you more prospective buyers than you would have otherwise. Other examples of deals include: providing a home warranty for appliances, paying for the landscaping for a period of time, or allowing the buyer to close on the home in a short period of time.
  4. Place the home on the market at a good price. More cannot be said about how important it is for the home to be priced correctly the first time it is placed on the market. To have the price of the home too high or too low is going to really hurt your chances of being able to sell your home. A home priced too high is automatically going to put your home out of the price range for the people who would typically look at your style of home. At the same time, a home priced too low is going to cause you to miss out on thousands of dollars that you should have received, and it could also cause people to think something must be wrong with your home because of how low the price is. The best way to price the home correctly is by looking at homes that are similar to yours in the same neighborhood.
  5. Clean up the house. You may have the best looking curb appeal around, with amazing improvements added to the house, but if a person walks into your home and finds the home a mess, the chances of you being able to sell your home easily will decrease rapidly. In order for a person to purchase a home, they have to feel like it is a home that they belong in. In order for a person to feel like they belong in a home, the home has to be cleaned, with no clutter and no personal items. If you are unsure about how to make the home ready for prospective homebuyers, consider hiring a home stager. For the most basic home stager, you could pay only a few hundred dollars, and increase the chances of your home selling fast and for the price you desire.

By completing these five steps, you will be on your way to selling your home faster than you would have been able to otherwise. The good news for those trying to sell a home is California is that California is currently more of a seller’s market than a buyer’s market. Therefore, those who are trying to sell their home in California have a better chance of selling their home faster and for a better price than those in other parts of the country.
